What are flat roof systems?

Flat roof systems and flat roofing are terms used to refer to roof systems that are almost completely level. They are a popular choice for all kinds of commercial buildings, from supermarkets to schools, thanks to their modern look and economical durability.

There are several types of flat roof systems, including:

Felt – There are a few different kinds of felt roofing available today, including torch applied and hot air welded felts. Torch applied felt has historically been the most popular option for flat roofing. However, issues such as frame-free insurance requirements for commercial property refurbishments have led to a rise in popularity of hot air welded options. Felt is usually our flat roof material of choice.

Single ply membranes – These roof systems consist of a single layer of PVC, TPO, or Rubber / EPDM which is mechanically or fully adhered to a roof surface with glue. Mostly used in new build projects, single ply membranes are quick to install as they rely on one layer of material, compared to felt roofing which requires two or more.

All types of flat roofing can be laid with or without insulation board as an overlay, or as a strip and renew system. Gutters can be easily incorporated as integral gutters, boundary walls or eaves gutters.

What are the benefits of flat roof systems?

Flat roof systems can be used to upgrade insulation and provide long-term waterproofing for up to 30 years. Single ply membranes are quick to install and are suitable for large flat roof areas with minimal detailing.

Compared to pitched roof systems, flat roofing is very economical to install thanks to fewer materials being required, and less time spent on installation. It is also easier to check and maintain flat roofing, which saves time and money in the long run.

It is also a popular choice for design reasons, particularly with architects looking to achieve a modern, simple style.

How long do flat roof systems last?

Flat roof systems typically last between 10 and 30 years, depending on the quality of the materials used and how well they are laid.

In order to maximise the lifespan of your roof we always use the best quality felt available and lay to a fall wherever possible so that water cannot pond on the roof. We also recommend regular checking and maintenance, including keeping the roof clear of debris.

Can my roof accommodate this?

Most roofs are suitable for this treatment, provided they are not at risk of chemical attack or petroleum spills. Where a roof has lots of plant penetration through it, then coating may be more suitable.
